Wyoming Salesperson Pre-Licensing WY Real Estate License FAQs

Earning a Wyoming salesperson license comes down to seven steps: 

1. Get fingerprinted. Submit two fingerprint cards for an FBI and Wyoming Division of Criminal Investigation background check. 

2. Complete your approved Pre-Licensing education. This includes the Salesperson I, Salesperson II, and Wyoming Law courses. 

3. Pass the final exam for each course. The Wyoming Real Estate Commission states you must get a 70% or more in order to pass. 

4. Pass the Wyoming Real Estate Salesperson Exam. This includes the national and state portions. The exam must be taken through Pearson VUE. 

5. Get errors and omissions insurance. Proof of coverage has to go in your application packet.  

6. Find a responsible broker. To list and sell property in Wyoming, your salesperson license must be held under a responsible broker. 

7. Submit your salesperson application. Your application, plus a $300 license fee, must be sent to the Wyoming Real Estate Commission.

That mostly depends on how quickly you move through your coursework, since the rest of the process runs on the state's timeline. Most students finish their Pre-Licensing education in two to four months, though a motivated full-time student can go faster. 

Build in extra time for fingerprint results to come back, scheduling your exam (reservations must be made at least 24 hours ahead), and processing of your application. The licensing process starts with fingerprinting for a reason: getting those cards in early keeps your application from stalling at the end. 

Wyoming's baseline requirements are refreshingly short. You must be at least 18 years of age by the time you sit for the licensing exam, and you must be able to prove legal presence in the United States with either a birth certificate and driver's license or a passport. 

From there it's the education, exam, background check, E&O insurance, and application steps outlined above.

Collectively, your courses are called your “Pre-Licensing education.” Wyoming splits your education into three Commission-approved courses. First-time salesperson applicants need to complete all three: 

• Salesperson I covers real estate principles and practice: agency relationships, contracts, property ownership, financing, marketing regulations, property management, and calculations. 

• Salesperson II goes deeper into professionalism, environmental issues, federal law, and the day-to-day realities of the job. 

• Wyoming Law covers state statutes, Commission rules and regulations, licensing requirements, and the Commission's authority.

Yes! Wyoming accepts online Pre-Licensing education as long as your provider is approved by the Wyoming Real Estate Commission. Your licensing exam is separate. You can either take it at a Pearson VUE test center, or from home through OnVUE online proctoring. 

No. The Wyoming Real Estate Commission does not require a high school diploma or its equivalent among the qualifications for a salesperson license. You do, however, need to be at least 18 years of age when you take the exam, and you’ll need to provide proof of documentation of your legal presence in the United States. 

In Wyoming, you need to be at least 18 years old before you sit for the salesperson licensing exam. You can, however, start your coursework before then. 

Costs break down into variable and fixed pieces.  

Variable costs depend on the provider you choose, and include: 

• Your tuition for the three required Pre-Licensing courses  

• Your errors and omissions insurance premium  

Fixed state costs include: 

• Fingerprint background check processing — $39, by certified check or money order payable to the Attorney General 

• Licensing exam — $80 per portion at a Pearson VUE test center, or $90 per portion through OnVUE online proctoring (two portions required) 

• Wyoming salesperson license fee — $300

The Wyoming Real Estate Commission contracts with Pearson VUE to develop and administer the state's licensing exam. Pearson VUE publishes the Wyoming Real Estate Candidate Handbook, which covers registration, testing locations, identification requirements, content outlines, and scoring. 

A quick orientation: the national portion has 80 scored questions with 2.5 hours to complete it, and the Wyoming state portion has 40 scored questions with 1.5 hours. Each portion also includes a handful of unscored pretest questions. You need a scaled score of 75 or higher on each to pass. 

Yes, and it's a short one. You must file a complete application with the Wyoming Real Estate Commission within 90 days of your last exam date. If you passed the two portions on different days, the 90 days runs from the later date. 

There's a second clock worth knowing about. If you pass one portion and fail the other, you have six months from the date you passed the first portion to pass the second one. Miss that window and you'll need to retake both. 

Possibly. A criminal record does not automatically disqualify you in Wyoming, but every applicant submits fingerprints for an FBI and Wyoming Division of Criminal Investigation background check, and the Commission reviews the results as part of evaluating an applicant's honesty, integrity, and trustworthiness.

Wyoming does not have a separate Post-Licensing course requirement. There is a scheduling quirk to be aware of, though: a newly issued active license must be renewed by December 31^st of the year it was issued, no matter which month you were licensed. No continuing education is required for that first renewal, and it puts you onto the standard three-year cycle from there. 

Salespersons and associate brokers must complete 45 hours of continuing education during each three-year renewal cycle. The 45 hours are made up of 24 required hours and 21 elective hours. Responsible brokers need 53 hours, including the 8-hour Wyoming Brokerage Management course. Licenses renew December 31^st. Real estate income depends on transaction volume, commission structure, and the market you work in. In Wyoming, real estate agent salaries generally range from about $58-96k, with a statewide average near $82k, according to ZipRecruiter.com. Resort and energy markets such as Jackson and Green River tend to run above the state average

Wyoming does not have a formal reciprocity agreement with any state, but it does offer a shortened path for agents who already hold an active license elsewhere. Rather than starting over, out-of-state licensees complete the Wyoming Law course and the Salesperson II course, submit two fingerprint cards, pass only the Wyoming state portion of the exam, and file an application. 

In practical terms, an active out-of-state license lets you skip the Salesperson I course and the national portion of the exam. You'll also need to submit a certification of license history from every state where you hold or have ever held a real estate license.
